Building that forms part of the adjoining registered property. Currently used as a warehouse and garage. Due to its characteristics it is only possible to rehabilitate what is there. It is not possible to completely demolish and rebuild.
It is distributed in two floors, the ground floor has 130m2 and a small terrace and the first floor has 45m2 and a large terrace.
Due to its cadastral qualification it is exempt from the Energy Efficiency Certificate.
The sale price of the property is 532.000€. This amount includes the estate agency fees, which will be paid by the seller.
The price does not include any applicable transfer taxes, which may include Property Transfer Tax (ITP), Value Added Tax (VAT) or Stamp Duty (AJD), as applicable. These taxes are calculated on the final purchase price and vary depending on the buyer's personal circumstances — for example, age — and the characteristics of the transaction — type of property, possible grants or subsidies.
As a guide, if ITP is applicable, the amount would be 38.120€.
The price also does not include notary and registration fees, which amount to at least 2% of the price of the property.
Taxes must be paid at the time of sale in the case of VAT, and within a maximum period of 30 days from the signing of the deed in the case of ITP or AJD. Notary and registration fees must be paid upon receipt of the public deed.
